What are REITs?🏢
Real Estate Investment Trusts (REITs) are companies that own, operate, or finance income-producing real estate. They allow investors to pool their money and invest in large-scale real estate assets—such as office buildings, shopping malls, hotels, apartments, warehouses, and healthcare facilities—without having to buy or manage properties directly.
In simple terms, REITs do for real estate what mutual funds do for stocks and bonds. They make real estate investing accessible to a wide range of investors by allowing them to purchase shares in a professionally managed portfolio of properties.
How REITs Work🤔
A REIT raises capital from investors and uses the funds to acquire or finance real estate assets. The properties generate income, primarily through rent payments or interest on real estate loans. A significant portion of this income is then distributed to shareholders as dividends.
Investors benefit in two ways:💰
1. Regular income through dividend payments.
2. Capital appreciation if the value of the REIT's shares increases over time.
Types of REITs
1. Equity REITs
These REITs own and manage physical properties. Their revenue mainly comes from collecting rent from tenants. Equity REITs are the most common type worldwide.
2. Mortgage REITs (mREITs)
Instead of owning properties, mortgage REITs provide financing for real estate projects by purchasing mortgages or mortgage-backed securities. They earn income from interest payments.
3. Hybrid REITs
Hybrid REITs combine the strategies of both equity and mortgage REITs by owning properties and investing in real estate loans.
